New rules have been announced by the Real Estate General Authority

If you’re renting in the Kingdom, we’re sure you’d love to hear that the country’s Real Estate General Authority recently announced new rules for landlords. This is what we know about the illegal rent hike rules in Saudi Arabia.

Per Saudi Gazette, the Real Estate General Authority has granted all landlords a 10-day grace period as part of the approved procedures for correcting violations, aimed at restoring compliance within the illegal rent hike rules in Saudi Arabia.

The authority clarified that if rectification of the violation proves impossible because the landlord has leased the property to another tenant, in violation of the regulations, while the previous tenant still wishes to renew the lease for the same property, the parties in the lease agreement will be advised to refer the dispute to the competent court for resolution according to the established legal procedures.

The Real Estate General Authority clarified that the violations requiring correction include increasing the total rent of a property in the city or governorate beyond the permitted limit or charging a rent higher than in a previous lease agreement. The rent must be corrected in accordance with regulations within the timeframe specified by the relevant committee.

The authority stressed that if the violation is not fixed within the specified period, the necessary legal procedures will be taken in accordance with the regulations, without prejudice to the affected party’s right to seek compensation before the competent judicial authorities.

These new regulations are a part of the Real Estate General Authority’s efforts to regulate the rental market, enhance compliance, protect the rights of landlords and tenants, and achieve stability in the real estate sector.
