Ejar, the integrated electronic platform designed to regulate the real estate rental sector in Saudi Arabia, has just announced new house rental regulations in Riyadh. The platform, affiliated with the General Authority for Real Estate, has revealed huge news for renters.
The new house rental regulations in Riyadh prohibit owners of residential properties in Riyadh from re-renting their properties for a period of 365 days. The General Authority for Real Estate has also approved of imposing a freeze period on renting the unit during this time if the property was vacated by the tenant at the request of the owner for personal use or for the use of one of his first-degree relatives, according to Okaz.

According to the new rules, if the owner decides to use the residential unit for himself or for one of his first-degree relatives (parents, siblings, and children), the tenant must be notified that the contract will not be renewed at least 365 days before its expiry. If the remaining term of the contract is less than one year, the contract will be automatically extended so that the tenant is able to complete 365 days from the date of notification.
This grace period is the time that’s given to the tenant to look for alternative accommodation. After the notice period ends and the unit is vacated, a new freeze period of 365 days begins, during which the property is prohibited from being rented again.
