Atheel is set to open as the first Saudi-managed hotel in Riyadh's KAFD

The business hotel is opening in the heart of KAFD later this year

Riyadh’s hotel scene isn’t slowing down anytime soon, and the latest addition to the capital’s growing luxury line-up is Atheel, KAFD Hotel. Scheduled to open in the final quarter of 2026, the new Saudi luxury business hotel will take up one of the most prime addresses in the King Abdullah Financial District (KAFD).

Developed by KAFD and operated by Adeera Hospitality, Atheel marks a notable first for the district as the first Saudi-managed hotel within KAFD.

Both companies are part of the Public Investment Fund (PIF) portfolio, and the project closely aligns with Saudi Arabia’s Vision 2030 ambitions to strengthen homegrown hospitality brands and experiences.

Set right in the middle of Riyadh’s financial hub, the hotel has been designed for business travellers, visiting executives, and those looking to stay in one of the capital’s most connected neighbourhoods.

Positioned directly by KAFD’s luxury shopping crescent and overlooking the district’s sunken wadi, the property is also linked to KAFD’s Guinness World Record-holding skywalk network and is steps from KAFD Metro Station, making it an especially convenient address for getting around the city.

Designed by the renowned architecture firm Foster + Partners, Atheel is set to bring striking design to the heart of KAFD. The architecture features sharp, angular lines and a layered exterior façade, set against the soft, organic forms of the interior.

One of the standout design features will be its winding, sculptural atrium running through the centre of the hotel, which is expected to become one of the tallest internal hotel structures of its kind in Riyadh.

The property will house 214 rooms and suites, ranging from spacious Superior King and Twin rooms to Premium categories and expansive multi-bedroom suites, including a Presidential Suite spanning more than 230 square metres.

On the dining front, Lafāna, the hotel’s signature Saudi restaurant, will spotlight regional flavours and culinary traditions from across the Kingdom. Riya Maison will bring a French brasserie concept to KAFD, serving classic dishes in an elegant all-day setting.

Elsewhere, guests can expect a rooftop pool and lounge, Cloud 14, overlooking the Riyadh skyline, as well as a spa, gym, meeting rooms and event spaces tailored for corporate gatherings and celebrations alike.

Sustainability has also been integrated into the hotel’s design from the outset. Its exterior has been designed to reflect more heat from the Arabian sun and improve cooling efficiency, while the project is targeting both LEED and Green Globe certifications.

With KAFD continuing to evolve into one of Riyadh’s busiest lifestyle and business districts, Atheel looks set to become one of its most talked-about new openings.
